Why Brighton Gasworks?
There is a shortage of homes in Brighton & Hove. Currently, around two hundred new homes are being built each year in the city, but in reality, over two thousand homes need to be built every year to keep up with local demand.
With the South Downs on one side and the sea on the other, there is limited space for building new housing. This geography makes meeting the city’s needs a serious challenge and highlights the importance of making the most efficient use of every development opportunity.
The former Brighton Gasworks has been allocated for mixed-use development in Brighton & Hove City Council’s Local Plan since 2016 and we believe it is time to bring the site back to life with a new use – building some of those much-needed new homes.
Our plans for a new neighbourhood at the former Gasworks make positive use of an old industrial site and will create huge benefits for local people including new housing, short-term construction and long-term jobs on site for local businesses and creatives, providing homes for young people and families so that more people who want to live in the city can stay. The plans will bring economic benefits to this part of the city by boosting spending locally from the residents of the development, opening up and providing new connections through this long-closed off-site. It will also benefit the natural environment through a wide range of environmental measures including new planting that will provide an impressive 1,800% biodiversity net gain, far surpassing the Government target of 10%, and cleaning up contaminated land.
The environmental measures we will take include remediation of the land, which is common in many brownfield sites. Some remediation was done in 2003 to clean up some of the most historically contaminated parts of the site, and the next stage of work will bring further environmental improvements to the land. Remediation is a carefully managed process and is properly monitored, as determined by the planning process and and relevant environmental regulations. Our top priority through the process is community health and safety. We have included detailed information in our planning about how we will approach the remediation for this site in line with this legislation and best practice.
